Bukit Timah Link vs Hillview Rise: Which GLS site will come out tops? Six sites are included on the Confirmed List of the Government Land Sales (GLS) program for the second half of this year. One of the locations is for executive condominiums, while five are for residences. On the remaining land, both residential and commercial uses are allowed. On the Reserve List are six residential properties, including two executive condominium sites, a white site, and a hotel site.

This month, bids will be opened for two residential sites: Bukit Timah Link and Hillview Rise. The Downtown Line MRT station is close to both locations, and they are only one stop apart. Despite the two sites’ near vicinity, the Bukit Timah Link location is in District 21 and the more prestigious Bukit Timah planning region. The Hillview Rise location is both in District 23 and the Bukit Batok planning area.

In the Bukit Timah planning area, 82% of residents are owner-occupiers, while 16% are renters. The largest category is made up of those who are 40 to 54 years old, followed by those who are 5 to 14 years old, suggesting a significant number of households with school-age children. A sizeable share of the population is made up of people aged 55 to 69. In a similar vein, only 8% of residents in the Bukit Batok planning area are renters, with owner-occupiers making up 91% of the population. However, Bukit Batok has a younger demographic, with most residents between the ages of 25 and 34. There are also fewer elderly people and more little children under the age of five.

Across the street from Beauty World Center and next to Beauty World MRT Station is where the GLS site at Bukit Timah Link is situated. Bukit Timah Plaza, as well as the Bukit Timah Market and Food Centre, are close by. Bukit Timah Nature Reserve and Pan Island Expressway (PIE) are close by. Two proposed developments in the region will include retail space, enhancing the neighborhood’s already-existing attractions. The future development along Jalan Anak Bukit will feature several F&B outlets and retail stores, and The Linq @ Beauty World will have a two-story retail podium.
